Why This Works

Real estate investing is a numbers game. For every 100 properties you look at, maybe 5 are worth pursuing. For every 5 you pursue, maybe 1 turns into a deal. The investors who win are the ones who process the most leads.

The problem is that finding those leads is brutally manual. You're searching county tax records for delinquencies, checking court filings for divorces and probate, cross-referencing code violation databases, then pulling mortgage records to calculate equity. How the Pipeline Works

Tax delinquencies. County tax records are public in most jurisdictions. Owners who are behind on property taxes are often in financial distress and motivated to sell quickly.

Court filings. Divorce proceedings, probate cases, and bankruptcy filings are all public record. Each one signals a property that may need to be liquidated.

Code violations. City code enforcement databases show properties with unresolved violations. Owners facing mounting fines are often eager to offload the property.

Pre-foreclosure notices. Lis pendens filings (the first step in foreclosure) are public and indicate owners running out of options.

Each data source adds a signal. Properties with multiple signals are the strongest leads.

Stage 2: Calculate the Numbers

For each distressed property, the agent pulls mortgage and valuation data to answer the key question: is there enough equity for a profitable deal?

Estimated market value. Using comparable sales data, tax assessments, or automated valuation models to estimate what the property is worth today.

Outstanding mortgage balance. Public mortgage records show the original loan amount and date. The agent estimates the current balance based on standard amortization.

Equity calculation. Market value minus mortgage balance equals estimated equity. Properties with high equity relative to their distress signals are the best opportunities.

Repair estimates. Based on the type and age of the property, code violations, and comparable renovation costs in the area, the agent estimates what it would cost to bring the property to market condition.

The output: a score for each property that reflects how likely it is to be a profitable deal.

Stage 3: Build the Pipeline

The raw data is useless if it's scattered across spreadsheets and browser tabs. The agent organizes everything into a clean pipeline:

Ranked leads. Properties sorted by deal potential, from strongest to weakest.

Owner contact info. Public records usually include the property owner's name and mailing address. The agent compiles this so you can start outreach immediately.

Property details. Address, lot size, year built, tax assessed value, outstanding liens, code violations, everything you need to make a quick decision about whether to pursue.

Status tracking. As you work through the pipeline, mark leads as contacted, in negotiation, passed, or closed. The agent keeps adding new leads to the top while you work through the existing ones.

Step-by-Step Setup

Step 1: Identify Your Data Sources

Every county and city publishes different data in different formats. Start with your target market and find:

  1. County tax assessor website (property values, tax payment status)
  2. County clerk/recorder (mortgage records, liens, deed transfers)
  3. Court records portal (divorce, probate, bankruptcy filings)
  4. City code enforcement (violation databases, if published online)
  5. County foreclosure filings (lis pendens, notice of default)

Some counties have all of this in one portal. Others require checking five different websites. The agent handles either situation, it just needs to know where to look.

Step 2: Build the Scraping Layer

Create an agent that can access and extract data from your identified sources. Depending on the source:

Structured APIs: Some counties offer data downloads or APIs. These are the easiest to work with. Set up scheduled pulls.

Web scraping: Most county websites require browser automation to search and extract records. OpenClaw's browser relay handles this well. Build a scraper for each data source.

PDF extraction: Court filings and some tax records come as PDFs. The agent can extract key fields (names, addresses, filing dates, amounts) from these documents.

  1. Reads new distressed properties from Stage 1
  2. Pulls valuation and mortgage data
  3. Calculates estimated equity

Configure cron jobs to run the full pipeline overnight:
